Cape Coral Built Too Many Luxury Apartments

Some of the most interesting market signals aren’t in the headlines. They’re in what the people actually building things are saying when you ask them directly.

This month, we’re looking at what two luxury apartment developers on Cape Coral Parkway told me about oversupply, cycles, and why they’re not worried.

Cape Coral’s luxury rental market and what it signals

I’ve been driving down Cape Coral Parkway for years. Lobster Lady, Prime 239, that stretch has been a regular for me long before it became a development story. Now, there are two new luxury apartment complexes about half a mile apart on that same corridor.

The Cove at 47th and Bimini Square both broke ground when demand was strong and vacancies were at record lows. By the time they opened, the market had shifted. Both started the year offering two to three months free rent to fill units. But the developers aren’t panicking. These aren’t builders trying to flip and exit. They’re long-term holders who built into oversupply and are comfortable waiting, because population growth and lifestyle demand in Cape Coral haven’t gone anywhere.

Larry Nygard, president of Crown Development even said it straight, “Every down creates an up opportunity. That’s the cycle.”

Softness in the market doesn’t mean the fundamentals are broken

For buyers and sellers, the takeaway is the same. Softness in the rental market doesn’t mean the fundamentals are broken. Supply got ahead of demand but that gap closes. The corridor I’ve been driving down for years is still worth paying attention to.

Investment in luxury apartments in a soft market is a signal worth taking seriously. These developers are in for the long run. It’s all about getting through this wave of oversupply. Because the underlying trend in Cape Coral and Southwest Florida of population growth, lifestyle and regional connectivity, all still there and rising. Real estate is cyclical, it’s all about getting through it to the next cycle.

If you are thinking about buying or selling in Cape Coral, reach out. This is exactly the kind of market development that is worth considering.
