I know because I just analyzed all 2,774 single family closed sales in the Fort Myers-Cape Coral market over the past year…. Here’s what the data actually says:
🏠 Overpriced homes averaged 148 days and closed at 84 cents on the dollar, after a major price adjustment.
📉 The price reduction didn’t fix the problem. It just confirmed to buyers that the seller guessed wrong — and buyers remember that.
💰 Every 5% deeper price cut added ~45 days and cost another 4–6 points off the original price. Waiting it out doesn’t work here.
📅 July was the lowest point of the market over the past year. Biggest price cuts for closings that took place that month.
🔢 The ending on your list price matters more than most agents think. Homes listed at $X,990 outsold round-number listings on every metric. (This one was a shock to me and will change how I price certain listings, going forward.)
📊 And the gap between the best-performing listing agents in this market and the worst? 13 percentage points in sale-to-list ratio. On a $700k home that’s nearly $100,000 to the seller.
