Southwest Florida market perspective

Sales up 11.83% over last year. Inventory down 15.09%. Months of supply at 5.27, down 24% from a year ago.

That’s more demand, less supply, and a tighter market than we had 12 months ago by every measure that matters.

For context: if no new homes came on the market tomorrow, it would take just over 5 months for buyers to absorb everything currently available. This time last year we were at 7 months.

There’s one number on the chart I keep coming back to, and I’ll just say, don’t get me started. But here’s my prediction: a year from now we’re going to look back at this period and see that prices went up. Not because of a sudden event. Because of exactly what the data is showing right now. Sixteen consecutive months of year-over-year sales gains. The market is getting stronger.

Market conditions vary widely by location, property type, and price range, making experienced local guidance from a professional Realtor® especially valuable.

John R. Wood Christie’s International Real Estate continues to lead Southwest Florida in total sales volume, listings sold, and transactions through August 2026. We’ve also widened our lead, now surpassing our nearest competitor by $1 billion in sales volume — a reflection of the results our Realtors® continue to deliver for buyers and sellers across the region.

*Broker ranking according to SWFLA MLS for residential improved property excluding manufactured housing in Lee and Collier Counties.
