Artificial Intelligence: The Future of Real Estate

I recently attended Tom Ferry’s 20th annual Success Summit for real estate agents and the most significant focus of this Summit was artificial intelligence (AI) and everything that we should know in terms of what AI is going to do to revolutionize real estate, why we shouldn’t be afraid of it, and how we can apply it in our business. And I’m currently at a loss for words as there’s just so much to learn.

Fear of AI

Admittedly, I am very afraid and conscious of using AI because of the lack of understanding and familiarity with it and my mind immediately overthinks and imagines all the science fiction movies we’ve grown to watch.

There are certainly bad things that can happen with artificial intelligence but there’s also so much good that can come out from leveraging and using it. Basically, the bottom line is if you choose not to utilize artificial intelligence in your business business then you’ll be definitely left out.

10 Practical Uses of AI in Real Estate
1. AI can be used to produce text, images, video and audio

You can use AI to clone video which is personalization, lip-syncing, or voice synthesis, and will personalize keywords in any video without re-recording. Tools available: Maverick AI, BHuman AI, and Gan.ai


You’ll have to record one video where you are speaking and then it will take your mouth movements and copy how you phonetically create sounds. These tools can reproduce multiple versions of the same video where you’re saying different names or words.

2. You can use AI to have clean audio

Tools are Adobe Podcast Enhance, VEED, and Audo AI.

3. AI can produce images, designs, or videos from text

You can type in whatever you want to see as an image and it will show up for you and make a personalized graphic. These AI tools only require you to enter a few prompts and the artificial intelligence will create these things for you.

A few texts to image AI applications currently available in the market are the following: Midjourney RunwayML, DALL-E 2 by OpenAI, Adobe Firefly, Wombo Dream, and Canva.

4. Text-edited videos

If you want to use your videos for producing engaging content but realize that you keep repeating the same words, you can use Descript, Adobe Premiere Pro, or Vimeo to remove the text from the video rather than going through the video and trying to splice the exact second where you say the word and find it. These tools will transpose the video into text that you visually see so you can just take out the words that you don’t want to use on your video.

5. Frame-to-film

RunwayML is an example of AIs that can bring your photo to life. For example, if you have a photo of your beautiful listing with a sunset and the beach and you want to evoke more emotion with that image. You can take that photo and artificial intelligence will bring it to life by adding frames in front of and behind it to show the sun setting and the waves crashing or a bird flying just to create that atmosphere that you are trying to convey in the listing.

6. Deepfake

This one gets me scared when talking about artificial intelligence. A deepfake is an artificial image or video (a series of images) generated by a special kind of machine learning called “deep” learning (hence the name).

You can choose two types of deepfakes to use, a ready-made avatar or a video avatar which is more realistic. HeyGen (the most realistic AI tool to use to make a video that has a deepfake of myself), Synthesia, and DeepBrain are the three apps you can use to create convincing deepfakes.

Ready-made avatars are similar to a video game’s character selection screen, where you have a wide selection of profiles of people that can be used as the spokesperson for your video. Meanwhile, a video avatar uses your image as the avatar. After the AI learns from footage of you talking, it can recreate your voice and gestures – making deepfake videos of you very realistic.

7. Multi-media magic

Magic tools are used to remove an object from a video. You can use RunwayML when editing videos but my personal favorite for this kind of task would be Canva.

8. Clip curation, vanity optimization, long-form chops, and vertical clips from video

You can use CapCut, VEED, Lumen5, or Captions AI for these types of modifications.

For example, you’re reading a script you want to talk about, in this case, the real estate market. It’s very important that you know your numbers so you’ve got your script in front of you and you’re reading off of it. You can now use artificial intelligence to fix your eye contact so that it appears that you’re looking at the screen the entire time even though you’re reading a script, making you appear more authentic. You can even whiten your teeth and remove wrinkles and you can segment your videos freely! SnapEdit, Adobe Firefly, Canva, Replicate, and many other apps are capable of doing these kinds of tasks.

For long-form chops, you can use artificial intelligence such as Opus Clip and Munch to repurpose long videos to multiple short-form clips for Instagram Reels or YouTube shorts. You can also create vertical clips from horizontal shot videos using AI. These AI can automatically produce a vertical format version of your video and automatically center you in the middle of the frame.

9. ChatGPT extras

Zapier is an app that will “zap” to automate tasks for you. I personally love this tool as it lets you create your own recipes for whatever task you want to Zap. For example, this application can respond to reviews on your Google My Business profile. You can even create Google My Business posts from your reviews using this plugin.

With the Zapier ChatGPT plugin, you can automate processes inside ChatGPT by integrating thousands of apps (including Slack, Google My Business, and Gmail). As a result, you may simply ask ChatGPT to do a task in another app for you, saving you the time and hassle of context switching.

10. Text to sound

ElevenLabs – You can make a sample voice memo for five minutes and upload it on the application. The AI will study how you talk and then you can type the script you want it to say. Here’s the absolutely mind-blowing part, it will generate a realistic video of you talking about the script you uploaded to the AI!

These are the must-have AI listing attraction hacks that your competitors will definitely be using if you don’t. These are great ways to use artificial intelligence to elevate the content that you’re trying to create for your clients to a whole new level to make them more authentic, more engaging, and conform to the format that people want and are ready to consume.

Five AI Tools to Skyrocket Your Output

If you have knowledge but you’re not getting it out there and creating the content, no one will know that you are a knowledgeable broker. So it’s very important to be authentic and create unique content that shows what you know.

Now, here are five ideas to implement to attract more listings which the real estate market desperately needs right now – more homes for sale.

1. Appointment summaries

There are tools available that listen to a meeting, create meeting transcriptions, and summarize the main points you discussed. These tools will enable you to immediately get the summary out to the right people.

These tools can cut down the time it takes you to type out the summary of your meetings – which is a very mentally exhausting and time-consuming task. Tools such as Otter, Parrot AI, Fellow, and Zoom IQ are used to simplify summarizing meeting calls.

2. Autonomous site design

Wix ADI, Durable, and Framer are applications you can use to create a single property website for a listing. With Framer’s new AI site generator feature which allows you to create websites by just writing out prompts. With these AI tools, you don’t even have to write code and draw rectangles to build out your website.

3. Augmented reality renovation

Sometimes, there are situations in a listing where the property is a bit cluttered or something needs to be changed on it but it’s difficult to convince the seller what a room would look like if it wasn’t cluttered or if it was depersonalized.

You can now use augmented reality to reimagine the home and show it right away. You only need to take a picture of the room that’s got a lot of junk and clutter in it then use augmented reality to redesign the area. Sometimes, creating a visual representation is all that it takes to really convey what you’re trying to say just like how we did in the photos below. As the saying goes, a picture is worth a thousand words.

4. Data analysis

Code interpreter, powered by ChatGPT 4.0, is a beta feature for comprehensive analysis. Upload spreadsheets and documents, like your Google reviews, to ask ChatGPT questions (prompts).

5. Robot mail

For instance, you can use ChatGPT to generate multiple versions of a handwritten note. Rather than sending the same note to all 100 people, upload it to ChatGPT, prompt it to create a hundred variations with the same intent but slight differences.

ChatGPT will generate these 100 different messages, which you can then export for your robot to write. This ensures that if two people receive your postcard and compare them, they won’t appear identical. This approach allows you to disseminate information efficiently, working smarter, not harder.

Mastering the art of smart prompting enables you to create separate conversations for each topic you want to discuss. Isolating these conversations provides the context needed for more direct responses to your questions. Constantly switching topics can be confusing for both you and the AI, so it’s beneficial to have distinct chat threads for each topic you’re working on.

1. The writing Persona

You want to declare who is speaking. It is very important that you know how to command artificial intelligence to do what you want to do.

2. The objective

Define what you need.

3. The context

Provide a detailed backstory.

4. The format

Specify the desired output e.g. (write me two paragraphs, export a spreadsheet, or create a PDF). Specify how you want it to come across to you.

5. The writing style

Refine the manner of speech. There are default settings for the writing style but you can prompt the AI to sound more professional or be more direct.

It is advisable to start now by getting more comfortable with artificial intelligence and making a decision about how you’re going to use these various tools to scale up your business.
