Timeline For Selling a Home

One of the most common questions sellers ask is how long the process actually takes. The honest answer is that it depends, but having a clear timeline removes the guesswork and helps you plan with confidence. From the moment you sign the paperwork to the day you hand over the keys, here is exactly what the process looks like and what to expect at every stage.

Step 1: Getting ready to list (1 to 2 Weeks)

The first step begins before your property ever appears on the market. This preparation phase typically takes one to two weeks depending on your goals and the specific needs of your property. Getting this stage right is what makes everything that follows run smoothly. Here is what happens during this phase:

Your listing appointment takes place and paperwork gets signed. From there, we schedule a staging visit to make sure your home is presented in the best possible light. Professional photography follows, capturing your home at its finest. Once the photos are ready, you review and approve the full listing before anything goes public. Only when you are completely satisfied do we take your home live and go active on the MLS.

This stage also includes receiving your marketing brochures and having the key installed in the Supra lockbox and your yard sign put in place. Every detail is handled before your first buyer ever walks through the door.

Step 2: On the market (Days on market vary)

Once your home is active on the MLS, the second phase begins. How long this phase lasts depends on two primary factors: your asking price and current market conditions. A well-priced home in a strong market can receive offers within days. A home that needs a pricing adjustment may take longer to find the right buyer.

During this phase, showings begin and buyers start coming through your home. Depending on the strategy we have agreed on, one or more open houses may also take place during this period. Open houses create a sense of urgency and competition among buyers, which works in your favor when offers start coming in.

This phase ends when you accept an offer and reach the contract effective date. That moment marks the beginning of the final stretch.

Step 3: Contract to closing (30 to 60 Days)

The final phase covers everything from the signed contract to the closing table. This stage generally takes 30 to 60 days depending on how the buyer is financing the purchase. Cash transactions can move faster, while financing typically takes 35 to 45 days to complete.

Several important milestones happen during this phase. The buyer schedules and completes their home inspection, and the inspection period has a defined end date by which any repair requests must be submitted. The appraisal visit takes place next, where a licensed appraiser confirms the home’s market value for the buyer’s lender.

Once the inspection and appraisal are resolved and the buyer’s financing is cleared, you move to the closing date. This is when ownership officially transfers and you receive your proceeds from the sale. The transfer of possession date, which is sometimes the same day as closing and sometimes negotiated separately, marks the moment the buyer takes physical possession of the property.

Why does knowing the timeline matter?

Understanding the timeline for selling a home gives you control over the process rather than feeling like things are happening to you. When you know what comes next, you can prepare for each milestone, make informed decisions at every stage, and avoid the stress that comes from uncertainty.

Every seller’s timeline looks slightly different depending on their property, their goals, and the market conditions at the time of listing. That is why we sit down with every client at the listing appointment and build a personalized roadmap with target dates for each milestone so you always know where you stand.
